This event, scheduled for Friday, 8 November, will convene the foremost professionals in this field from across Spain. Furthermore, the event will be addressed by two of the world's leading figures in Home Staging: the creator and inventor of home staging, Barb Schwarz, and the president of the European Association of Home Staging Professionals (EAHSP), Sanja Radovanovic.

This forum is a pioneering event that has been made possible by the joint efforts of two leading home staging associations in Spain: the Spanish Home Staging Association (AHSE) and the Spanish Delegation of the European Association of Home Staging Professionals (EAHSP). Additionally, the EAHSP has extended its support to this initiative on an international level.

These last few years have been crucial for the opening of the Portuguese market because the various mandatory lockdowns forced people to look at the images of their properties in a completely different way. They began to feel the need for a careful presentation of the property during visits, creating an inevitable need to work on the interiors of properties with Home Staging.

I believe that we are evolving towards a maturation of the national real estate market regarding the use of Home Staging as a property marketing tool. In a competitive market, neither real estate consultants nor property owners can afford to ignore this tool that amplifies the positive and minimizes the negative aspects of spaces. In Portugal, the real estate market has faced significant variations driven by economic, political, and social factors, including the recent pandemic. Home Staging adapts to these changes, highlighting the aspects that attract current buyers and follows the sustainability trend, using existing resources in the property and avoiding unnecessary expenses on extensive renovations, aligning economic interests with environmental responsibility.

There is no shortage of examples of properties that have appreciated and found buyers quickly thanks to this technique. Despite the slowdown in the national market in terms of transaction speed, properties prepared with Home Staging are sold quickly compared to their competition. In Portugal, during the year 2022, 86% of properties with Home Staging were sold in the first 3 months; however, in 2023, there was a market slowdown as the timeframe extended to 4 to 6 months, reflecting the change in the national market.

With the advancement of new technologies and the constant evolution of artificial intelligence, we cannot forget that the best way to create a desire to purchase a property is to create a good experience during the visit. Home Staging only works if the property visit truly creates a positive impact on the buyer, and there is no point in using digital/virtual technologies if they are disappointing during the visit. Home Staging is the art of enhancing a property, but it is the experience of the visit that matters for closing the deal.

There are increasingly more non-certified courses and training programs that lower the quality of Home Staging implemented in properties in Portugal. However, with the emergence of the Portuguese Home Stagers Association in 2021, the national training offer has raised the standard of quality and recognition of the profession. Therefore, it has the only course in the world in Portuguese, with three certification seals: national, european, and international.

For 2024, I believe that Home Staging will continue to grow and be recognized by the real estate market, and the profession of Home Stager will become increasingly acknowledged. Portugal is being recognized globally as a country of quality, and I hope that the real estate market raises its quality standard in the service provided. Real estate consultants should finally understand that, to deliver a service of quality and excellence, they should work with professionals of quality and excellence, namely Professional Home Stagers.

HISTORY

Wunder Space is the result of combining my over 20 years of marketing and digital expertise in international companies with my passion: Home Staging. After years of straggling, Wonder Space has been the answer and meets the needs of this wonderful Home Staging world. 

The ambition is to become the main point of contact for all the professionals, as a community contributing to a circular economy and optimizing business flow and sharing approach.

CURIOSITY

The brand is a two-words composition in two different languages: German + English. This choice has been made to emphasize the international aim of the platform. 

The inspirational idea behind the brand comes from the Renaissance WunderKammern concept, or cabinets of curiosities, arose in mid-sixteenth-century in Europe as repositories for all manner of wondrous and exotic objects. They were rooms or areas in private homes filled with rare treasures and fine paintings. In the same way we could define a Home Stager warehouse, a sort of Wunder Space full of pieces that will be able to make up the next house as a piece of art.

Born in Italy but quickly developed with a multicultural approach, Wunder Space is local and international at the same time, connecting HS all around in a small local dimension to no borders approach!

La sesión de la tarde se inició con la presentación de Cristina Torres como máxima representante de nuestro patrocinador ETC, arte e interiorismo. Obras de arte para comprar o alquilar y poder elevar la calidad de nuestros proyectos.

A continuación, realizamos una mesa de trabajo en la que, por grupos, sentamos las bases de lo que será nuestro futuro Decálogo Profesional.
Finalizamos la sesión a las 18:00 retomando posteriormente la agenda para el momento de la cena.

A las 20:00 nos reunimos de nuevo para vivir una velada muy especial con temática “Total Black” en la que además de la excelente comida, pudimos disfrutar de la sorpresa que nos ofreció nuestro patrocinador The Room Studios con su Self Portrait, que provocó muchas risas y diversión.

Terminados la noche en el fantástico “Jardín de Diana”. El cocktail bar situado en la azotea del Hyatt Centric Gran Vía con unas magníficas vistas nocturnas de la ciudad de Madrid.
El sábado por la mañana dimos la bienvenida al nuevo día con un excelente desayuno en la terraza del hotel.

Comenzamos los talleres a las 10:30 con Karelys Ruiz y “Estrategias de marketing visual y diferenciación del mercado profesional en el mercado del Home Staging”.
En el break de media mañana, Eva Lozano, representante de nuestro patrocinador SAHOGAR y formadora de la EAHSP, nos mostró un video sobre la trayectoria y servicios que ofrecen en confección textil y formación para profesionales del sector de la decoración, el interiorismo y el Home Staging.

A continuación, tuvimos el taller “La clave para transformar tu negocio utilizando tu imagen personal como arma de poder”, impartido por Edy Molina.
A las 13:00 dimos por finalizada la convención anual.

About Gloria Krüner

Born in Belarus in 1976 and raised in Latvia, showed early signs of creativity and multitasking abilities. Despite leaving her economic studies to become a mother, Gloria immersed herself in Riga's creative scene. She pursued various interests, including modeling, makeup artistry, and music. Eventually, she pursued a bachelor's degree in interior design, leading to a successful career in building and design. Relocating to Germany presented challenges, but Gloria continued her education and discovered a passion for Home Staging.

This led her to establish her own school in 2019, aimed at sharing her expertise and unique approach. Gloria's school has since attracted numerous students and contributed to the growth of the home staging industry. I recently toured and taught in Europe for 29 days where I spoke at four country conferences, taught an Advanced Masters-Scale course, met many wonderful colleagues, and gained clarity of where effort needs to be invested to continue to advance the success of our industry globally. At one of the conferences, I shared about success and how looking back at our journey is necessary to move forward into the future. Knowing where we came from, where we are now and were we are headed is part of planning for growth and success.

In 1999, the International Association of Home Staging Professionals® (IAHSP®) was founded in the USA and was the very first association in the world established to serve the home staging and real estate industry.

IAHSP hosted the very first home staging conference in 2003, it established the very first member chapter that same year, and was the model used by other groups to establish similar entities. From the beginning, IAHSP focused on Education as the foundation for success and has a standard to this day that all members have to be educated in staging in order to join. This established a benchmark of Excellence for the industry and the public who searched for professional stagers, and IAHSP membership includes a Code of Ethics that all members must adhere to in order to remain in good standing.

These three pillars: Education – Excellence – Ethics, have remained the foundation for IAHSP for 25 years, and will continue into the future.

In 2016, I took the helm as Chairwoman of IAHSP, after being asked to do so for years by the original founder, Barb Schwarz, who wanted to retire. At that time, only graduates of one industry course could be members, yet as the industry grew, other educational courses were offered, and their graduates were not able to join IAHSP. It made IAHSP seem elitist, which is not what we are about at all. As a result of the changing dynamics in the industry, one of the first actions I took as the new Chairwoman was to open up IAHSP to all those in the industry, accepting multiple credentials that were reviewed and vetted for quality. This allowed those looking for a home in the home staging industry to join and experience the heart of IAHSP. At the same time, my focus was on expanding IAHSP globally as a true “international” association.

In 2016, I had the good fortune to meet Sanja Radovanovic at an ASP Master® course I taught in Atlanta, and discovered she was moving back to Rome. A lightbulb went on in my head as I recognized in her the leadership traits necessary to establish and run an association – and thankfully she was up for the challenge. We officially launched the European Association of Home Staging Professionals – EAHSP (formerly IAHSP-Europe) in 2018 and began the global expansion of our association throughout Europe. IAHSP has also expanded into other parts of North America, South America, Australia, South Africa, Japan, and continues to provide resources for success and growth to all those in need.

Our vision is to be the global resource for support, education, and business growth for professional home stagers, designers, and real estate agents, and create more public awareness and need for the services provided by our members. Home Staging makes a positive impact wherever properties are sold, benefits economies, and increases professionalism of the real estate process. Since 2002, I have established and grown two successful staging companies, staged over 6,700 properties, educated thousands of people in courses, seminars, conferences, and created multiple courses, authored books, guides, and resources to help others succeed. Along with other industry members and IAHSP leaders, we have advanced the staging industry to a level not achieved nor taught by those who preceded me, resulting in many six and seven figure businesses that include warehouses and multiple business facets. Along with my husband, John, a successful real estate agent of 20 years, we are able to teach and share from both perspectives to the core members of the industry to help them succeed. With trusted leaders in place to handle the daily needs of our global association, it frees me up to do what I love: teach, share, inspire, and motivate others to success.

As global Chairwoman of the IAHSP, my personal vision and commitment is to advance the growth, success, and awareness of the industry around the world. Traveling to other countries to accomplish this is a privilege and a responsibility I take seriously, as my mission is to inspire the next generation of leaders who will continue to move the industry forward.

In addition to our local chapters, we're introducing hybrid community groups to facilitate connections for members who may seek community beyond their geographical boundaries. We are ecstatic about these changes as they bring us closer to becoming the true "HOME" for our industry peers. Our journey over the years has been shaped by the collective efforts of our incredible community. It's not about any single individual; it's about our members coming together, learning from each other, and sharing their wealth of knowledge with our clients. Together, we're building a stronger mindset within our industry, one that emphasizes the undeniable value of our services and encourages clients to invest in the transformation of their homes. MILANO HOME, the new annual trade fair dedicated to home furnishing and decoration, will make take place from 11 to 14 January 2024 at Fieramilano (Rho). Ideas, trends and products will stand out for their design, research, uniqueness, customisation and, of course, sustainability, a theme that will run across the fair pavilions and represents the common thread linking the values of MILANO HOME.

IL TETTO CASAL FATTORIA is a non-profit organisation that ever since its establishment in 1983 in Rome, Italy is dedicated to host and recover children and young adults coming from difficult family and temporarily entrusted by the Social Services. We invite you to get away from the day to day in this country house designed by Maaf studio, an architecture and design studio based in Madrid.

This project is located in a large rural area where the countryside is a priority in the town of Lorca (Murcia). It’s a single-storey space, consisting of two main bodies. These bodies communicate with each other through an interplay of height and skylights, creating courtyards and terraces of light, with functional routes between them.

The project has been designed and constructed keeping local trades and companies in mind at all times, the materials like natural stone and finishes are from local factories. Pieces such as the Nina chairs or the Sheryl stools integrate perfectly with the space.

Design and Nature

The limits between interior and exterior blur, creating a distinctly Mediterranean style. The Viridis set is the star piece of the outdoor space, made from wood treated to tolerate UV rays and with a high durability PU lacquer.

Overall, the 2023 events will bring together 1962 exhibitors, including more than 550 young talents under 35 and 27 design schools.

The Salone has always been testament to an extraordinary curiosity, willingness and openness to comparison and a huge desire and ability to improve, innovating consolidated formulas. Over the last few difficult years, there has been much reflection, research and questioning around the future of trade fairs, leading to a concrete revision of the exhibition format in a bid to be able to continue to generate value for the entire design community.

Maria Porro, President of the Salone del Mobile.Milano, had this to say: 

“One of the characteristics of the Salone del Mobile is its ability to evolve in order to respond to the most urgent challenges of contemporary life. We did so in 2021, when we invented Supersalone, the first global event after the really tough years of the pandemic, and with last June’s edition, when we went back to the traditional format, getting to grips with sustainability, and this we have continued to do for the 2023 edition. The idea of simply reverting to April, our traditional spot in the calendar, after three years, as if nothing had happened, was unthinkable. We worked on giving shape to the suggestions and visions that have emerged over the last few years, based on a couple of simple questions: what is the new role of the Salone? How and where to start redesigning its evolution? We listened to the needs of those who make and experience the Salone, exhibitors and visitors alike, holding more than 2,300 interviews and themed work groups. This fostered the idea for an exhibition on one single level to facilitate the flows and we took an almost “urbanistic” approach to the internal design of the pavilions. Taking our cue from Euroluce, the biennial devoted to the lighting world – which has changed so markedly over the last few years – we redesigned the path, integrating the spaces for companies with interdisciplinary cultural content connected with the relationship between light, architecture, art and science. A metamorphosis likely to interest the Salone as a whole, geared to helping redesign the trade fair model.”

It is an opportunity to appreciate the positive impact that Home Staging has on the real estate industry and the role it plays in helping clients achieve their goals. 

Let’s witness the celebration of the Worldwide Staging Day™ some of our members.

The International Property Awards are open to residential and commercial property professionals from around the globe. They celebrate the highest levels of achievement by companies operating in all sectors of the property and real estate industry. An International Property Award is a world-renowned mark of excellence. 

The awards are divided into regions covering Africa, Asia Pacific, Arabia, Canada, the Caribbean, Central & South America, Europe, the UK and the USA. Participants enter at their appropriate national level and are judged by a highly experienced team of professionals who cover the whole range of property disciplines.

This was a moment of great sharing among friends, students, and EAHSP members, where funds were raised through a charity auction in favor of WWSSW, created by Barb Schwarz and promoted by the European Association of Home Staging Professionals (EAHSP). 

The auction proceeds were donated to the UN Refugee Agency for Ukrainian refugees, UNHCR. Through the generosity of the guests, who brought gifts that were purchased by those present, a total of 750 euros was collected. 

Giving our time, resources, and generosity to those in need is a sign of great inner wealth, and doing so with a smile makes it even more special.

Un label favorisant la collaboration immobilière

Pour rappel, MLS France est une organisation visant un marché immobilier transparent, sain et vertueux. Pour ce faire, elle a mis en place, sur le plan local, les process, les règles collaboratives, les formations ainsi que les outils standards afin que tous les acteurs de l’immobilier aient accès à une information neutre, qualifiée et transparente.

À titre d’exemple, un partenariat avec IMMO SQUARE a permis la création de la plateforme collaborative MLS-Connect, une solution pour le partage intelligent de mandats. En effet, grâce à une multitude d’outils (géolocalisation des biens, gestion et partage des offres, messagerie et alertes instantanées…), elle parvient à aider les agents immobiliers à se connecter entre eux et avec leurs clients.

Comme nous le constatons, la collaboration est la clé pour des transactions transparentes. Incubateur d’organisations MLS locales, MLS France travaille à la reconnaissance de ce standard international avec d’autres organisations d’agents immobiliers, que ce soit au Québec ou aux États-Unis.

Vers la mise en place d’un label européen

Au cours de l’atelier MLS Europe, les délégations seront invitées à partager les bonnes pratiques des initiatives MLS existantes, mais aussi les défis et obstacles au déploiement des organisations MLS locales. Ces échanges visent non seulement le renforcement des dynamiques transrégionales et transfrontalières, mais aussi la signature d’un protocole introductif afin d’instaurer un label MLS Europe.

En d’autres termes, un MLS Europe pourrait mener à la création d’un outil standard rassemblant toutes les données des MLS, ce qui apporterait des gains en termes de temps et d’argent.
